A contract between you and the owner will come into existence when we accept your booking by issuing a confirmation of booking for the holiday dates shown in the agreement.
The contract binds you and all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions.
Failure to disclose all relevant information, or comply with these terms, may lead to termination of the contract and loss of the booking.
On direct bookings, a deposit of 50% of the holiday price is payable at the time of booking. Bookings made less than one week before your arrival date must be accompanied by the full payment.
The balance is payable 7 days prior to arrival. If the balance is not received by the due date then your holiday will be treated as a cancellation; however you will still remain liable to pay the balance.
We reserve the right to refuse a booking without giving any reason.
Cancellation by the guest – please refer to the cancellation policy relating to your booking.
We advise you to take out comprehensive UK travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due a non-refundable cancellation.
Cancellation by the host – your booking will not be cancelled except in exceptional circumstances beyond our control.
Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday.
Our liability for cancellation will be limited to the payments received only.
This property is privately owned. We hope our guests will enjoy all the facilities whilst treating the property with the same respect that they would with their own home.
No outdoor shoes upstairs on the carpeted areas.
Damage and losses – we do not currently take a security deposit at booking, instead working on a trust basis. We expect our guests to treat our property with respect. Any breakages or damage should be reported to us as soon as possible.
The accommodation will be inspected at the end of your stay. We reserve the right to charge for any damage caused to property fixtures, fittings and contents. This includes any damage caused by pets.
We reserve the right to make an extra charge to cover additional cleaning costs if the guests leaves the property in an unacceptable condition.
In making a booking you accept responsibility for any theft, breakages or damage caused by you, or any member of your party, and agree to indemnify us in full for any loss that we may incur as a result.
The number of persons using the accommodation must not exceed the maximum number allowed. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
Bookings cannot be accepted from persons under 21 years of age.
Guests may not re-let or sublet the property, even free of charge.
Young children must be supervised at all times, indoors and outdoors.
We will not be liable for any falls or injury caused on the premises to any member of your party. Please take care on the steep Victorian stairs.
Well-behaved pets allowed, please notify at booking. Pets are not allowed on the furniture. We reserve the right to charge for any damage or excess cleaning caused by pets.
Please pick up your dog poo from the outside areas and dispose of appropriately.
Pets must not be left in the house unattended, unless in their sleeping crate or by prior arrangement.
We reserve the right to enter the house at any time to undertake essential maintenance or for inspection purposes (this will not be done unreasonably).
Tenancies commence at 3 pm, unless otherwise agreed, and guests are required to vacate the house strictly by 10 am on the day of departure.
Smoking anywhere indoors will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be charged.
Smoking is permitted in the outdoor courtyard area – please extinguish and dispose of cigarette butts safely in the outdoor metal ashtray provided.
Please be considerate to our neighbors and keep noise to a minimum. This is of particular importance in the courtyard between the hours of 10 pm in the evening and 8 am in the morning. Strictly no parties or loud music.
No illegal activities to be carried out from the property.
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
Burning candles indoors is strictly forbidden.
Guests must familiarise themselves with the Fire Safety procedures at the property.
The internet connection is available (at no extra cost) subject to technical availability. We shall not be liable for any temporary defect or malfunction of any equipment or failure of the service.
All inventory must remain in the room it was in at arrival and not be taken away.
Ensure the doors are locked and windows closed when you are out and about enjoying before your departure. This information is also noted in the Guidebook.
Any problems or complaints which a guest may have concerning their stay must be immediately reported directly to us and we will aim to put matters right.
Complaints not reported to us at the time and only reported after the guest has returned from holiday will not be considered (although feedback is always appreciated).
